Property Coördinator
Heylen Warehouses is een toonaangevende ontwikkelaar, gespecialiseerd in het ontwerpen, bouwen en beheren van hoogwaardig logistiek en semi-industrieel vastgoed in België, Nederland, Frankrijk en Spanje. Het maakt onderdeel uit van Heylen Group, een internationale industriële holding met maatschappelijke zetel in Herentals, België.
De Job:
Als Property Coördinator neem jij de leiding over een deel van de gebouwenportefeuille, van logistiek en industrieel vastgoed met een sterke focus op triple net (NNN) huurovereenkomsten. Je beheert deze gebouwen van A-Z. Strategie, contract- en financieel beheer, aanspreekpunt voor huurders en technisch beheer en toezicht, zijn kernwoorden voor jouw functie
Wat zijn jouw verantwoordelijkheden?
Je bent verantwoordelijk voor het beheer van een deel van de gebouwenportefeuille van A tot Z.
Je bent de Single Point of Contact (SPOC) voor zowel onze huurders, de onderhouds- en keuringsbedrijven, alsook voor diverse interne departementen.
Je begeleidt, adviseert en coördineert de huurders met betrekking tot het implementeren van noodzakelijke onderhouds- en keuringsprogramma’s in functie van waardebehoud, bedrijfszekerheid en life cycle van gebouwen en installaties.
Je fungeert als bewaker van de afspraken in de huurovereenkomsten en spreekt de huurders hierop aan.
Je waarborgt de kwaliteit van onze vastgoedprojecten en -services, zowel tijdens de realisatie als het beheer. Je vertegenwoordigt de eigenaar bij de oplevering van het gebouw en start het Property Management op.
Je stelt OPEX en CAPEX op.
Je plaatst bestellingen, onderhandelt contracten, en voert de bijbehorende administratie en processen uit.
Je draagt actief bij tot een tijdige rapportage aan de eigenaars.
Je rapporteert aan de Head of Property Management.
Wat is jouw profiel?
Je hebt bij voorkeur al reeds relevante ervaring in gebouwenbeheer.
Bij voorkeur een Bachelor in Vastgoed of Facility Management.
Je beschikt over een Bachelor werk- en denkniveau en een gezonde ‘can do’-mentaliteit.
Je ziet opportuniteiten en procesverbeteringen en gaat hiermee spontaan aan de slag.
Je hebt gebouwtechnisch inzicht. Je hebt een sociale en diplomatische ingesteldheid en je functioneert goed in een team met een hoge dosis zelfstandigheid en verantwoordelijkheidszin.
Je hebt een goede kennis van de verschillende Office-tools, kennis van SAP is een plus.
Nederlands en Engels spreek en schrijf je vlot.
